Make No Mistake!
Today another on-line enquirer hoped we could quote their patio project over the phone based on basic dimentions and a photo.
Our Builder, Charles Webber points out that it can take more than an hour to inspect a project to check the following to be really certain that the designs we build are customised to ensure a strong, leak proof, aesthetically pleasing finished project. It should look as good in 10 years time as it did the day the finished project was handed over to the customer. The initial conversation needs to give the customer confidence that the builder or sales consultant can deliver a result that is worth the investment.
It goes something like this:
1. Find out what the client has in mind - colour, sizing, reasons for the purchase. Does the owner want this to be a lifestyle amenity, a practical solution to a living space or temperature problem, perhaps a capital expenditure improvement designed to improve the value of the property for a later sale.
2. Check for sewer lines to ensure the project won't encounter installation problems underground.
3. Investigate the distance to property boundaries to ensure the client's expectations don't contravene council regulations. Did you know that a non compliant structure may have to be removed?
4. Consider the impact of the position of the sun and prevailing weather at different times of the year to ensure shade and weather protection will provide a practical solution all year.
5. Discuss the various options available to minimise loss of light to internal areas of a house where windows may be shaded under a proposed structure.
6. If attaching to an existing structure, check the materials where new to old will be joined to avoid the risk of incompatible materials that may cause rust or corrosion.
7. Deal with affected neighbours who may object to the structure and prevent council approval.
8.Make certain that joint owners are in agreement about the choices made as part of the purchase before materials are ordered.
9. Consider preparatory or add on work that should ideally be streamlined to ensure all aspects of the project fit together as one integrated design. Manage deliveries and site access to ensure safety and security.
10. Discuss how the project will be managed. Is there a site supervisor to ensure that all goes well? Will the workers be skilled at their job? Will they be mindful of noise and disruption, do they know how to tackle site safety are prudent questions that a purchaser should ask before committing to a contract. A licensed building company with a good reputation will have all these matters in hand from the outset.
11. The contract should be backed up with full council approvals as applicable, with meaningful product guarantees, with a good explanation of how and when stages of work and payments fall due.
